Step 1: DEFINE YOUR SEARCH

Condo, townhouse, or house? What features are must-haves? Jot down what matters: budget, fixer-upper tolerance, bedroom count, dealbreakers (like a backyard or garage), location sweet spots (commute, schools), property type, neighborhoods you like, and bonus features. This initial step helps you assess your preferences, market awareness, and sets realistic expectations. By creating this comprehensive criteria list, you'll be prepped to tackle the next steps with confidence, knowing exactly what you’re seeking in your home-buying journey.

Step 2: ESTABLISH A BUDGET

Determining your budget is crucial in your home-buying journey. This isn't about how much a lender will offer, but what you're comfortable spending. Mortgage companies often pre-approve amounts exceeding what buyers can afford. Establish your ideal monthly payment before approaching lenders. Create a comprehensive household budget, consider lifestyle changes after moving, and account for new homeowner expenses (i.e. HOA fees, etc). Remember, your mortgage is just one piece of the financial puzzle. Factor in all potential costs to ensure your dream home doesn't become a financial burden. Step 3: GET PRE-QUALIFIED

Step 5: THE SEARCH

This is when we really get to the heart of it all. It’s the most enjoyable step of the entire process (other than moving in!). I will arrange showings of homes within your price range that meet your wish list criteria. During this stage in the process, we’re super focused on details. We’ll turn light switches on and off, open and close doors, and run the faucets in the kitchens and bathrooms. This is also an opportune time to explore the neighborhood and to start getting a feel for potentially living in your favorite search property.

Step 6: MAKE AN OFFER

Once you feel good about having found your ideal home, we’ll work together to craft a fair offer based on the value of comparable homes on the market. Depending on the home’s listing price and whether the current environment is a buyer’s or seller’s market, your offer may be below, at, or even above the asking price. We may find that there are multiple offers and that’s ok. We can get creative in crafting a mutually beneficial counteroffer and one that presents you as their ideal buyer for the chosen property. At this point, the house will go into escrow.

Step 7: HOME INSPECTIONS

In most cases, your offer will be contingent on having the home inspected to ensure there is no major structural damage or large repairs needed. I’ll help you arrange this, and oftentimes, we can schedule it within days of you making an offer. If there are no major issues, the process goes to the next step of securing your loan. If any major issues are uncovered, we can renegotiate your offer based on what needs to be repaired or modified, or you can simply withdraw it.

Step 8: SECURE YOUR LOAN

Now is the time to go back to the mortgage lender who pre-approved or pre-qualified you to choose your mortgage and review all the details. You will be presented with various options based on your unique financial situation. The mortgage lender will work with you to assist in the selection of the option of which you feel most comfortable.

Step 9: HOME APPRAISAL

Your lender will have your new home appraised, so they have their independent value of it. The appraisal is to ensure that all parties involved are paying a fair price for the house. Sometimes, there may be some re-inspections during this stage as well.

Step 10: CLOSING & PAPERWORK

We’ll do a pre-settlement walk-through to ensure that what was to remain in the home is there and that the condition of the house is what was agreed upon. Few people look forward to all the paperwork involved in buying a home, but it’s a necessary part of the process and really isn’t as bad as it sounds. Fortunately, everything will be arranged by your lender and title company and, when you’re finished, you’ll be the legal owner of your new home!

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
