WELCOME to PHILLIPSBURG
Welcome to Phillipsburg (P-Burg to the locals), a town perched on the banks of the Delaware River with strategic access to the Lehigh Valley, a hop, skip and jump away from the Poconos and a straight shot to NYC just right up 78.
Phillipsburg's Real Estate Landscape
Whether you're a first-time buyer looking to get your foot in the door, an investor ready to grow your portfolio, or just someone who knows a good deal when they see it, Phillipsburg should be on your radar.
This riverside industrial town is currently on the upswing reinventing and revitalizing itself, offering both established neighborhoods along with areas of emerging opportunity. There are a lot of fixer-uppers here with properties going for a fraction of what you’d pay just across the river or in most other areas of NJ.
In town, there’s a traditional small-town feel with a mix of Victorian homes (think: wrap-around porches, original hardwood floors and all that good stuff) along with reasonably priced townhouses. And for investor types, Lafayette College is just a stone’s throw away in Easton. So, there’s always a demand for rentals. Converting some of these larger homes into multi-units? Something to think about for a solid cash flow opportunity! On the outskirts, single-family homes with generous yards dominate the landscape.
Phillipsburg’s ideal location, accessibility and affordability makes it one of the most attractive spots in Warren County.
The Lifestyle
If you’re a fan of nearby Easton, PA, Phillipsburg could be your spot to get all of those Easton perks without the hefty price tag. Sunday brunch at Sette Luna? State Theatre shows? Bacon Fest? It’s all just a quick bridge hop way. And for outdoorsy types, The Poconos are your new backyard – taking advantage of skiing at Camelback or endless summer fun at Delaware Water Gap. And the town’s signature backdrop, the Delaware River for kayaking and canal walks. Central Jersey is super accessible with all of its perks – outlet shopping in Flemington, beach days down the Shore, or wine tasting in Hunterdon County – it’s literally all right there.
